Tamdown were initially engaged to remediate this former mill site to a development platform with a suitable for use status prior to construction. Remediation included the excavation and disposal of asbestos containing materials which were found on site, as well as the targeted removal of hydrocarbon hotspots.

The development is a 7 storey affordable housing R/C frame structure, incorporating elements of post tensioning, to result in 47 new flats that back onto the River Roding. The building also features undercroft car parking and secure bicycle storage facilities. The building achieves a Code for Sustainable Homes Level 3 rating by incorporating the use of high performance building materials to reduce the environmental impact of the new structure.
